Retaining Walls in Port Macquarie:
New Estates, Coastal Blocks and the Hastings River
Port Macquarie is growing fast, and new homes mean new yards to shape.
From fresh estates in Thrumster to established homes along the Hastings River and coastal blocks near Lake Cathie, retaining walls do a lot of the heavy lifting.
Here’s what to consider before you build one in the Port Macquarie-Hastings area … and why concrete sleepers are a smart fit.
Building in Port Macquarie’s growth areas
Thrumster’s Sovereign Hills is one of the region’s largest masterplanned communities, part of a $1.5 billion masterplan. Its newest stage, Sovereign Rise, will add up to 135 homes for over-55s, with construction starting in November 2026 and first residents expected in the third quarter of 2027.
New estates bring cut-and-fill blocks, level changes between neighbours and bare ground that needs holding in place. Retaining walls create flat lawns, safe paths and room for pools and sheds.
Two tips for new-home owners:
- Check your estate’s design guidelines.
Many masterplanned communities set rules on wall height, materials and colours facing the street. - Plan walls before landscaping.
Getting sleepers and channels in early avoids ripping out new turf and gardens later.
The Hastings River and flood-prone land
Water is the other big factor. In March 2021, the Hastings River surged into Short Street and Clarence Street in Port Macquarie and cut key roads into town. Council later counted more than 1,000 impacted locations across the area.
If your property is near the river or a creek, check its flood status with council before you build. Walls on flood-prone land may need approval, and they must be built to survive water sitting against them. Steel-reinforced concrete sleepers won’t rot or soften the way timber does after a flood.
Coastal conditions and acid sulfate soils
Port Macquarie-Hastings Council is preparing a Coastal Management Program covering the Hastings and Camden Haven estuaries and the open coast. The Lake Cathie and Bonny Hills stretch has the most listed projects, including creek entrance behaviour and erosion protection along Illaroo Road.
The program also flags acid sulfate soils as an issue. These low-lying estuarine soils can release acid when disturbed or drained. If your site is near the estuary or lakes, ask council whether acid sulfate soil controls apply before excavating for footings.
On coastal blocks, salt air and wind wear down timber and untreated steel. RetainEase sleepers are maintenance free and won’t discolour over time, and the galvanised steel channels resist corrosion.
Rainfall and drainage
Port Macquarie Airport recorded a mean of about 1,408 mm of rain a year, with March the wettest month at about 197 mm. That’s a lot of water moving through soil behind a wall.
Good drainage is what keeps a wall straight for decades. Every Port Macquarie wall should include:
- ag pipe at the base, falling to a legal discharge point
- free-draining gravel backfill
- geotextile fabric to stop soil clogging the drainage
Council approval in Port Macquarie
Port Macquarie falls under Port Macquarie-Hastings Council. Under the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, many retaining walls up to 600 mm can be built without approval, provided they meet the policy’s other conditions.
Higher walls, walls on flood-prone or coastal land, and walls close to boundaries generally need a complying development certificate or development application. RetainEase sleepers are engineer designed, and a generic drawing and design statement are available to support your paperwork.
Choosing a sleeper for your Port Macquarie home
| Setting | Suggested Profile | Why |
| New estate homes in Thrumster | Smoothface | Clean, modern finish that suits new builds |
|
Coastal homes near Lighthouse Beach or Lake Cathie |
Stackstone | Textured look that complements coastal gardens |
| Older homes with established gardens | Woodgrain | Natural timber look without the rot or termites |
| Feature walls and entries | Split Face Block | Bold texture with structural strength |
Common Port Macquarie projects
- Terracing new estate blocks to create flat lawns and outdoor living areas.
- Boundary walls and under-fence sleepers where new lots sit at different levels.
- Pool surrounds that hold back fill around in-ground pools.
- Garden beds and steps using sleepers as treads and edging.
